April 2025 Fraser Valley Market Update: More Listings, More Choices for Buyers
Published by Omeed Ghafori | REALTOR® | www.OmeedGhafori.com
As we step into the heart of the spring market, Fraser Valley home buyers are finally seeing the kind of selection they’ve been waiting for. With over 10,000 active listings across the region, including key markets like South Surrey, Cloverdale, and East Abbotsford, buyers now have more choice, time, and room for negotiation than we’ve seen in over a decade.
Despite the rise in inventory, April 2025 sales were relatively soft, indicating we’re still in a buyer’s market. Whether you're buying your first home, looking to upgrade, or considering downsizing, this could be your window of opportunity.

-

What’s Happening Across the Fraser Valley?
According to the Fraser Valley Real Estate Board, overall sales were up just 1% from March but down 29% year-over-year, despite a significant uptick in active listings. Detached homes in the broader Fraser Valley had a benchmark price of $1,506,600 (↓1.3% YoY), while townhomes sat at $833,100 (↓2.4%) and apartments at $537,800 (↓3.2%).
? Homes Are Taking Longer to Sell
-
Detached: 32 days on average
-
Townhomes/Condos: 29 days on average
With more homes on the market and buyers taking their time, sellers need to price competitively and market strategically.
Expert Insight
“There’s a noticeable increase in open house traffic, but buyers are cautious. They’re shopping around more and not rushing to place offers.”
